Buying a livery yard for private use

Looking at buying a livery yardWe have stated no livery to be there on completionIf there are any, does anyone know what rights/procedures there are to resolve it? Letting them stay will not be an optionWe have given plenty of notice that this would not be acceptable and it must be vacant on possession but fail to plan etc etcThanks!
