Livery yard or rent as whole unit,whats the difference with rate

Hi,I have some stables and land to let. Looking at difference between running it as a livery or letting to 1 person for sole use. If its let as a whole unit for sole use do I still have to pay business rates? Would you expect to get less if you rent as a unit as opposed to multiple liveries? Any advice on the legalities/rates/tax for both options would be great. TIA
